ItalicaHomes has specialised exclusively in Italian real estate since 1996. From the outset, we accompany our clients personally, view properties ourselves and do not work from a distance. Today, someone from our team is always present in Tuscany – not virtually, but on site.

Our service for international buyers – the foundation of our work
We have been assisting international buyers with purchasing property in Italy since 1996. We view properties in person, carefully check documents and accompany our clients through every step of the purchase process – from the initial consultation to the appointment with the notary.
We continue to support many of our clients beyond the purchase. This often involves renovations, restorations, rentals or management. It is not uncommon for a brokerage to develop into a long-term collaboration – based on trust and reliability.
This experience forms the basis of our work with property owners.
After the purchase comes the relationship.
Our work does not end with the purchase agreement. Upon request, we continue to support our clients afterwards – with construction and renovation projects, dealing with authorities or organising their life on site. This ongoing support is crucial for many international buyers – and a key quality factor for owners when marketing their property.
What we deliberately do not do
We do not work with mass listings, anonymous advertisements or unrealistic price promises. We do not market properties that are not suitable for the international market, and we do not focus on quick deals at any price. Quality, suitability and integrity are our top priorities.

Transparency on costs
The estate agent's commission is 3% of the effective purchase price plus 22% VAT. Despite the high level of effort involved in providing personal support and on-site presence, our terms and conditions are no different from those of regional providers.

What began almost three decades ago with a personal love for Italy has now grown into a network of experience, trust and cultural proximity. We live and work in Germany and Italy – bilingual, rooted in both countries and with a genuine understanding of both sides. This connection shapes the way we work: calm, discreet and developed over many years.
