In one of Umbria’s oldest and greenest areas, on the outskirts of Massa Martana, this characteristic 17th-century farmhouse (a former convent) is for sale. It comprises two storeys, each measuring 130 m², and is in need of renovation. The property, accessible via a private gate, overlooks a raised farmyard where several buildings from different eras stand, specifically outbuildings serving the farm (warehouses, cisterns, storage sheds, pigsties, horse stables, etc.) which provide the necessary floor area to build separate residential units, such as a residence comprising mini-flats for short-term tourist lettings.

It is worth noting that the on-site spring of drinkable mineral water, which forms part of the estate, is still active; it is similar in properties and composition to the local San Faustino water, which was bottled until the last century, as attested by documented historical sources.

The complex lends itself to a variety of uses, both in the agricultural and tourism/accommodation sectors, offering the buyer the opportunity to exploit a wealth of potential.

For greater privacy, it is possible to create a second, more secluded and independent entrance from a dirt track – easily accessible by any vehicle – which runs alongside the olive grove, comprising 400 productive olive trees, as well as other fruit trees.

The land included in the sale covers a vast area of olive groves, woodland and arable land, crossed by a stream which, together with the spring, ensures irrigation, and bounded by a fence.
