Costs and expenses
Of course, I know that the real estate profession has to struggle with a very bad reputation - both in Germany and in Italy. A good broker has high costs. We still charge the same commission as our colleagues in Bavaria who drive 2km to visit.
In the case of a certificate or brokerage by Italica e.K. or their contractual partner comes into effect, the broker's commission for the owner is 3% of the effective purchase price (prezzo real), plus the Italian statutory VAT of 22%. Since the property is located in Italy, foreign brokers also charge Italian VAT and pay it to the Italian tax authorities. So we have to employ 2 different tax advisors for one invoice. (You will be happy to receive a copy of proof of this, or you will receive it automatically because our invoice is part of the notary contract).
We choose the class, not the crowd. You have to take time for this.
